Think a $400,000 home only costs $400,000? Think again. Most first-time buyers prepare for the down payment and monthly mortgage, but there are other expenses that can quietly add thousands of dollars to the true cost of buying a home. First, you need a down payment — typically a large chunk of cash upfront. Then comes your monthly mortgage payment, which most buyers already plan for. These two feel obvious, but they are really just the beginning of what you will actually spend. Next come closing costs, which can surprise even prepared buyers. These include lender fees, title-related charges, prepaid property taxes, homeowners insurance, and a pile of other expenses all due on the day you officially close on your new home. Then there is the home inspection. That perfect-looking house could be secretly hiding expensive problems — a leaking roof, broken plumbing, faulty electrical wiring, or a failing air conditioning system — all waiting to cost you money right after you move in. If you have a mortgage, the lender also requires an appraisal. Imagine agreeing to pay $400,000, but the appraiser says the home is only worth $385,000. That $15,000 gap becomes your problem to solve before the deal can move forward. And once you have the keys, the costs keep coming — property taxes, homeowners insurance, possible HOA fees, plus ongoing maintenance and unexpected repairs. So do not just ask if you can afford the mortgage. Ask yourself if you can truly afford the full cost of owning the home.
